HELOC
Reusable credit line with draws over a set period. Rates are often variable, and payments can change between phases or when rates reset.
Estimate home equity, available HELOC capacity, draw-period interest-only payments, repayment payments, rate-change impact, and a month-by-month balance schedule.
Estimate draw-period costs, repayment payments, and how rate changes affect the line.
Lenders set their own credit limits and underwriting rules. The LTV estimate is only a planning input.
Stress scenario applies the entered rate change throughout both phases, bounded by the rate floor and cap you entered. Actual index, margin, reset dates, and contract limits may differ.
Draws increase the balance; repayment payments reduce principal.
One-time line usage scenarios; excludes additional monthly draws.
| Line used | Draw payment* | Repayment payment |
|---|---|---|
| 50% · $55,000 | $390 | $477 |
| 75% · $82,500 | $584 | $716 |
| 100% · $110,000 | $779 | $955 |
*Interest-only, using the current rate. A separate estimate for paying the starting draw as P&I during the full repayment term is $434/month.
General distinctions only; terms and total costs depend on each lender's offer.

Often a one-time lump sum with scheduled installment payments. Compare the offered rate, fees, term, and payment against the amount you need.
Replaces the existing mortgage with a new, larger mortgage and returns some equity as cash. Compare all closing costs and the new first-mortgage terms.

Planning estimate only, not a loan offer, tax determination, or financial advice. HELOC rates, fees, draw rules, minimum payments, rate indexes, caps, and repayment terms vary by contract. Variable rates can change payments, and required payments may rise substantially when repayment begins. Confirm your plan documents and payment amount with your lender before borrowing. U.S. tax treatment depends on how proceeds are used and other requirements; see the IRS home mortgage interest guidance.

Local calculation with lender, variable-rate, and tax disclaimers
The calculator multiplies the balance after that month's modeled draw by the entered annual rate divided by 12. It assumes an interest-only payment during the draw phase; actual minimum-payment rules vary by contract.
At the end of the draw period, the projected balance is amortized over the entered repayment term using the entered monthly rate. The calculation assumes that rate stays constant during repayment; a variable-rate plan may change.
CLTV compares the total debt secured by the home, including the first mortgage and HELOC balance, with the home's value. This tool estimates it using your inputs; lenders may use different valuations and limits.
The draw period may permit interest-only or lower payments, while the repayment period requires the outstanding principal to be repaid over a shorter remaining term. Variable rates can also change the amount due.
It includes an illustrative rate-change scenario and lets you enter a rate floor and cap. The stress scenario holds the adjusted rate constant; it does not predict future Prime Rate changes, reset timing, or your lender's index and margin.
Yes. Enter an additional monthly draw. The model applies it at the beginning of each draw-period month and caps total draws at the estimated available line, showing a warning if the entered amount exceeds capacity.
It depends on how the proceeds are used and other requirements. IRS guidance says qualifying interest may be treated as home mortgage interest when funds are used to buy, build, or substantially improve the home securing the debt, subject to limits. Consult IRS guidance or a tax professional.
No. It is an educational estimate and does not include every lender fee, minimum, payment formula, valuation, contract term, or rate reset. Verify your plan documents and actual payment with your lender.
About this tool
Estimate the payment path for a home equity line of credit (HELOC) with this calculator. Enter your home value, mortgage balance, credit line limit, amount drawn, rate, and draw and repayment periods to review estimated equity, combined loan-to-value (CLTV), interest-only payments, repayment payments, and total modeled interest.
## How HELOC draw and repayment periods affect payments
A HELOC usually has a draw period followed by a repayment period. During the draw period, a plan may allow interest-only payments, but you may also be able to pay principal. When the draw period ends, further borrowing typically stops and the outstanding balance must be repaid; required payments may rise substantially. Many HELOCs also have variable rates, so payments may change even if you do not borrow more. The Consumer Financial Protection Bureau explains these features in its HELOC overview; read that guidance and your own plan agreement before borrowing.
## Estimate available equity and CLTV
Home equity is estimated as home value minus the outstanding mortgage balance. The calculator estimates a maximum total debt using your entered CLTV assumption, subtracts the mortgage balance, and compares that amount with your contract line limit. This is a planning estimate only: a lender may use a different appraisal, CLTV limit, credit review, income verification, fees, or line rules.
## Model monthly draws and repayment payments
Set an initial draw and, if useful, an additional monthly draw during the draw period. The estimate applies new draws at the beginning of each modeled month, calculates interest on that month's balance, then models interest-only payments. At the end of the draw period, the projected balance is amortized over the repayment term at the entered rate. The schedule shows draws, payments, principal, interest, and remaining balance. A draw that exceeds the estimated line capacity is capped and flagged.
## Stress-test variable rates and payment shock
Use the rate-change input to compare a rate-increase or rate-decrease scenario. The calculator holds that adjusted rate constant across both modeled phases and applies your entered rate floor and cap; it does not forecast Prime Rate, future resets, lender margins, or contract-specific rate changes. Compare the last draw-period interest payment with the first repayment payment to see an estimated payment change, then download the complete CSV schedule for review.
HELOC interest tax treatment depends on the use of loan proceeds and other requirements. For U.S. taxpayers, the IRS explains that interest may qualify as home mortgage interest when proceeds are used to buy, build, or substantially improve the home securing the debt, subject to applicable limits and rules. Review IRS Publication 936 and consult a qualified tax professional for your situation.
